Lowest pre-handover payment plans in Dubai off-plan
Across 3,315 published Dubai payment plans the median structure asks 20% on booking and 60% in total before handover, and 17% of plans carry instalments after keys. The pages below rank where that number is lowest, which is the single figure that decides how much cash a buyer needs before the building exists.
Town Square has the lightest pre-handover median of the 36 Dubai communities with at least 30 published plans, at 40% due before keys across 39 plans, 33% below the Dubai median. Among developers with at least 10 published plans, London Gate is lightest at 30% and Burtville heaviest at 100%.
A low pre-handover share is a financing term, not a discount. It usually travels with a post-handover tail, so read the post-handover columns next to it: the total price is unchanged, only the timing moves. Payment plan norms as of July 2026.

How this is computed
Each published payment plan is reduced to four stages: booking, during construction, on handover, and after handover. Pre-handover is booking plus construction, in other words everything due before the handover instalment; the handover share itself is shown in its own column. Medians are computed stage by stage across plans, which is why the stage medians in a row need not add to exactly 100. Plans whose stated stages total outside 90 to 110% are excluded. A community needs 30 published plans to appear and a developer 10, because a single unusual plan otherwise sets the median. "With post-handover" is the share of that group's plans carrying any instalment after handover, and "median post-handover" is the median size of that tail among the plans that have one. Developer rows cover the developer's full tracked portfolio, which for most is Dubai only but for some includes other emirates. Figures are OffplanIndex aggregates over developer-published project facts and unit inventories, not a copy of any listing database.
