What the seat does
Every priced project, one search
Search 2,924 off-plan projects across 230 communities and 676 developers by name, developer or community, then filter by bedrooms, handover year, ticket size, sale status, payment plan and city. It answers in the time it takes to type.
A benchmark on every result
Each project carries its own median price per sqft next to the median of the community it sits in, with the gap stated as a percentage. You see whether a launch is under, at or over its own neighbourhood before you quote it.
A client-ready one-pager
Two clicks turn any project into a single page with your name, company, phone and logo on it: key facts, the benchmark against the community and Dubai, community context, and the payment plan norm. Print it to PDF and send it.
Saved searches
The filter set you rebuild every morning, saved by name and restored in one click. Your buyer briefs stay where you left them.
CSV export of any result set
Whatever the filters return, exported as a CSV that opens in Excel or Sheets, with the benchmark columns included. Take it into your own deck or CRM.
The Q3 report, and every edition after it

Every figure on the desk is an aggregate we compute from publicly listed project facts. We do not republish listings, images or portal databases.

Why you can check us instead of trusting us
We have no customers to quote, and we are not going to invent one.
This is a new product. There is no logo wall here, no “trusted by” strip and no testimonial, because there is nothing true to put in one yet. What follows is the argument we would rather you judged us on anyway: you can check the numbers instead of trusting them.

168 community pages and 391 developer pages are built from the same tables the paid products ship. Pick a community you know well and check the median against your own comparables before you spend anything.
Every figure states the base it was computed on.
A median taken over thirty records and a median taken over three thousand are not the same claim, so the count sits next to the number rather than being left out of it. A thin sample is visible instead of hidden, and anything under the evidence floor is not ranked at all.
The method is written down, including what is wrong with it.
Methodology names the validation bands, the exclusions and the known gaps. The data policy names what we will never publish and why. Both were written to be argued with.
The corpus is countable, and its dates are on the page.

What you are risking
- The trial comes before the charge. The preview opens the real desk on the real data, capped at a sample of live projects and with export off. No card, no clock, no sign up. Nothing on it is simulated.
- First month refunded in full, for 14 days. If the seat is not what this page describes, one email gets the first charge back. It is a card charge reversed in Stripe, not a credit note.
- Cancel any month, no notice, no fee. Access runs to the end of the period you paid for, then stops. Nothing renews after that. A part-used month is not pro-rated, which is the one thing here that is not in your favour, so it is said out loud.
- The price of a live seat does not move without 30 days notice. You get told before it applies to you, with time to cancel first.
- Who answers. One person reads hello@offplanindex.com and answers within one business day. There is no ticket system and no queue.

Questions
What happens if I do not get on with it?
The preview desk is open to everyone with no card and no time limit, so the trial happens before the first charge rather than after it. If you subscribe anyway and the desk is not what this page describes, write to hello@offplanindex.com within 14 days of the first charge and we refund that month in full. After the first month, cancel any time: there is no notice period and no fee, access runs to the end of the period you have already paid for and then stops, and nothing renews. We do not pro-rate a part-used month, and we do not change the price of a live seat without telling you at least 30 days beforehand.
What exactly do I get for 99 USD a month?
Access to the inventory desk: search and filter across 2,924 off-plan projects with a community benchmark on every row, unlimited client one-pagers, saved searches, CSV export of any result set, and every edition of the quarterly benchmark report while the seat is active.
Can I see it before I pay?
Yes. The preview opens the real desk with the real data, limited to a sample of 25 projects and with export switched off. Nothing is simulated, it is the same tool.
Where does the data come from?
Publicly listed project facts from the developer and the portals, merged into one corpus and audited, then reduced to our own aggregates: medians, quartiles, rankings and payment plan structures across 52,882 priced unit records. We publish the method and we do not republish anyone's listing database.
How current is it?
This edition of the corpus is as of July 2026, latest collection 2026-07-30. Asking prices and developer-published handover dates move, so every one-pager states the date it was built from.
Does the one-pager carry my branding?
It carries your name, company, phone, email and logo, saved once in your browser and reused on every page you print. There is no OffplanIndex sales pitch on it, only a one line attribution for the data.
How do I cancel?
In the billing portal, linked inside the desk, at any time. The seat stays active until the end of the period you have paid for and nothing renews after that.
How do I get back in on a new device?
Access follows the email you used at checkout. Open the restore page, enter that email, and we send a sign in link to it. If you are stuck, write to hello@offplanindex.com.
Can my whole team use one seat?
