Every off-plan payment plan, counted
A headline price is a number attached to a schedule. The schedule is the half of an off-plan purchase that is actually negotiable, and the half every portal prints as a sales line rather than as data: 60/40 on a project page, and nothing about how common it is, who offers it, or what it is worth.
11,667 parsed payment steps across 4,159 published plans make that a query. 3,193 of those plans, on 2,265 live off-plan projects, have steps that sum to a plausible whole, and they sort into 10 structures deep enough to describe. The commonest is 60/40, on 580 projects.
Every structure
| Structure | What it means | Projects | Developers | Priced records | AED/sqft | Median price | Plan discount |
|---|---|---|---|---|---|---|---|
| 90/10 | nine tenths of the price is due before keys, the rest on handover | 74 | 26 | 1,192 | 1,624 | AED 2.21M | 4.48% |
| 80/20 | four fifths before keys, a fifth on handover | 318 | 38 | 3,747 | 1,866 | AED 3.37M | 5.83% |
| 70/30 | seventy before keys, thirty on handover | 238 | 59 | 10,439 | 2,273 | AED 1.66M | 5.00% |
| 60/40 | sixty before keys, forty on handover | 580 | 171 | 17,007 | 2,167 | AED 2.01M | 5.33% |
| 50/50 | half before keys, half on handover | 430 | 188 | 16,764 | 1,977 | AED 1.44M | 5.04% |
| 40/60 | forty before keys, sixty on handover | 332 | 154 | 6,124 | 1,874 | AED 2.06M | 5.06% |
| 30/70 | thirty before keys, seventy on handover | 177 | 101 | 8,164 | 1,847 | AED 1.61M | 4.94% |
| 20/80 | a fifth before keys, four fifths on handover | 71 | 44 | 2,868 | 1,742 | AED 1.27M | 3.48% |
| Post-handover | an instalment still due after the keys are handed over | 392 | 157 | 11,236 | 1,644 | AED 1.49M | 7.26% |
| 1% monthly | the price paid down at one percent a month rather than in stage payments | 88 | 49 | 4,524 | 1,658 | AED 1.32M | 8.01% |
The columns count different things and both are stated: projects is how many schemes publish the structure, priced records is how many benchmarked units sit inside those schemes. The sets overlap, because a project publishing two plans is counted under both, so the project column sums past the 2,265 projects behind the set. The plan discount is the schedule discounted to present value at 5.0% a year against the headline price it is quoted at, published only where at least 20 projects in the structure carry a forward handover date and a price to discount.
What is not here
A structure earns a page at 60 projects, below which it would be a handful of schemes generalised into a market norm. Paid in full before handover carries 238 projects on 294 plans. 10/90 carries 3 projects on 4 plans. The first of those is not really a plan at all: most of it is a single payment at booking, which is a cash purchase rather than a schedule, and giving it a page called a payment plan would misdescribe it.
Percentages are rounded to the nearest ten before a plan is filed, so a 15/85 schedule lands in an adjacent bucket rather than opening one of its own. 8 splits clear the floor, 90/10, 80/20, 70/30, 60/40, 50/50, 40/60, 30/70, 20/80, alongside the two cross-cutting shapes.
