52,822 priced unit records fall into the 5 property types tracked here, and the book is not evenly spread: apartments account for 90% of it. Grouped by type they answer the question a buyer asks before they know a single community name, which is what the thing itself costs.
The ticket and the rate are two different rankings. Penthouse carries the largest median ticket at AED 13.4M and the dearest square foot with it, AED 3,163, and the cheapest square foot is townhouses at AED 1,320. The two lists part company hardest on apartments: the 5th largest ticket, the 3rd dearest square foot. Floor area, not the label, is what carries the price. Each type below has its own page with the emirate split, the cheapest and dearest communities and the developers publishing the most of it.

Medians across every emirate in the corpus, with the Dubai-only rate beside them. Records count unit rows and projects count schemes, so one scheme publishing apartments and townhouses is counted under both.
