UAE off-plan prices by emirate
Dubai carries 79% of the tracked off-plan book, which is why most of this site reads as a Dubai site. The other emirates are smaller, not absent: 607 projects and their own price levels, plan norms and delivery schedules.
Each page below benchmarks one emirate the same way a community page benchmarks a neighbourhood: the spread of asking prices per sqft, what a given bedroom count costs, how much of the price falls due before keys, which communities and developers are building, and when the pipeline is scheduled to complete.

Emirates with fewer than 20 tracked projects (Al Ain and Fujairah) have no page of their own: their projects are still counted in the UAE totals and still have their own pages, but their 2 communities are outside every row in the table above, so its Communities column sums to 229 rather than the 231 communities tracked stat further up, which counts the whole corpus. Where is most of the off-plan supply?
Dubai, with 2,351 of the 2,958 tracked off-plan projects on this page. That concentration is why an emirate median and a UAE median sit close together: the country figure is mostly one emirate.
Are these asking prices or sale prices?
Developer-published asking prices for the units we track, with the count behind each figure. Registered transaction data is not open data in the UAE and we do not hold it, which is stated on every page that shows a price.
