Movement · two reads, 30 July 2026 and 18 August 2026

What moved between two reads

Three weeks apart, two portals were read. 303 of 2,163 compared projects quoted a different entry price, 467 stated a different handover date, and 435 were listed under a different sale status. None of that is a transaction record: it is what two sources say about the same projects on two dates. Read as a liveness signal, it says where stock is turning over. The median move across the projects that changed is -13%, and it is on this page only because leaving it out would be worse. It is not a market movement: it is what happens to a “from” price when the entry unit changes, and it is dominated by projects that released a smaller unit type. Nothing on this page should be quoted as a price change without the sentence beside it.

A 60% fall in a “from” price is a project that started quoting a studio where it used to quote a three bedroom. The same building, a different cheapest unit. That is why this page ranks on how often the quote moved, not on how far.

Stated handover dates that read differently

Across 2,283 projects dated in both reads, 362 handover dates read earlier on the second portal against 105 that read later. A measure of delivery slippage cannot run 3.4 to one in the direction of buildings getting sooner. That ratio is the noise floor of comparing two portals, and it is the reason this table is published with both columns and no on-time percentage anywhere.

Projects matched on normalised title plus developer (no shared id exists). A handover counts as moved later only when the stated date moved to a later quarter; the July side often carries a quarter-end date, so a move within the same quarter is rounding, not a revision. Dates that moved earlier are reported but never ranked on, because a date reading earlier on a second portal is far more often disagreement between the two sources than a project pulled forward. Two different portals read three weeks apart, not two reads of one listing: a difference can be a portal disagreement rather than a developer revision. Every further dated read adds a point of comparison. Only developers with at least 10 projects dated in both reads appear. Nothing here is an on-time rate: a project is counted when its stated date differs, not when a building was late, and no handover in this set has been observed happening.

435 of 1,405 field revisions in the feed

Sale status read differently on the second portal

Every row behind this table compares two different portals, not one portal restating itself: 1,405 of 1,405 are cross-source, which is all of them. So a project moving from on sale to sold out here is one source disagreeing with another about its status three weeks apart. It is a lead worth chasing and it is not a sale, and nothing on this site records it as one.

The table shows the 8 commonest of 14 distinct transitions across 435 projects, so this is a handful of shapes rather than noise. The other 970 rows in the feed are entry price and handover date, which have their own sections above and are computed from fuller per-project files.

Method and limits

What this can and cannot tell you

Starting price on the same project in two reads three weeks apart, matched on title plus developer. A move counts above 1 percent either way; smaller differences are rounding or a portal formatting choice.

Asking prices from two different portals, never transactions. A starting price is the cheapest unit on offer that day, so a lower figure on the second read usually means a cheaper unit came to market, not that the project was repriced; a higher one usually means the cheapest units sold. Lines need at least ten priced projects.

This is not a price index and not a measure of value. It counts projects whose quoted starting price differed between two reads three weeks apart, with the direction. Use it as a liveness signal (which communities are moving inventory) and quote the count of projects behind every line.

Use it to see where stock is turning over, then read the community page for the level. What is at the launch stage answers the same question from the other end, and the quality record lists every gate behind these counts.

Before quoting any of this

Questions

Does this mean prices fell?

No, and the page is built so it cannot be read that way. A starting price is the cheapest unit on offer on the day of the read. A lower figure three weeks later usually means a cheaper unit came to market; a higher one usually means the cheapest units sold. The measure this page ranks on is churn, the share of projects whose quoted entry price moved at all, in either direction.

What are the two reads?

corpus (Reelly-sourced merge), observed 2026-07-28 to 2026-07-30. PropertyFinder read, UAE-Developer-Projects/projects.json, observed 2026-08-18.

Why is a project missing?

Only projects carrying a starting price in both reads can be compared. 2,191 do, and 28 of those moved by an amount the pipeline treats as a data error rather than a price change, so 2,163 are compared here. A line needs 10 priced projects to appear.

Is this a price index?

This is not a price index and not a measure of value. It counts projects whose quoted starting price differed between two reads three weeks apart, with the direction. Use it as a liveness signal (which communities are moving inventory) and quote the count of projects behind every line.
