Terms of use

OffplanIndex publishes derived analytics on the UAE off-plan property market: price per sqft benchmarks, payment plan norms and delivery pipelines, computed by us from developer-published project facts and publicly listed unit inventories. The community and developer pages are free to read. Two products are paid.

How the numbers are produced is set out on the methodology page, and what we do and do not publish is on the data policy page. Both are part of these terms.

There is a third paid product, the benchmark data licence at USD 499 per month. It has terms of its own, because a data licence needs clauses these do not carry: they are at /licence and they govern that product where they differ from this page.

• What it is. A PDF report plus the CSV of the derived tables behind it, for the stated edition. You are buying that edition, as it exists on the day you buy it. It is not a subscription and it does not renew.
• Delivery. After your payment succeeds you receive a download link, immediately on the confirmation page and by email to the address you gave at checkout. There is no account to create and no login.
• Refunds. Within 14 days of purchase we refund you in full if the file did not open, if the download link did not work, or if the contents are materially not as described on the product page. Write to hello@offplanindex.com and say which of those applies. You keep the files: we do not ask for a deletion or revoke a download after a refund, because there would be no way to enforce it. We do not refund because the conclusions were not the ones you hoped for, because a figure is lower or higher than you expected, or because you already owned similar analysis.
• Licence. Single-buyer use, as described on the data policy page. Do not redistribute or resell the file.

• What it is. Access for one person to the search app and the one-pager generator, for as long as the subscription is active.
• Billing. Charged monthly in advance to the card you provide, on the same day each month, until you cancel.
• The first month is refundable. The preview desk is open to everyone with no card, so the trial happens before the charge. If you subscribe anyway and the desk is materially not as described on the seat page, write to us within 14 days of the first charge and we refund that month in full.
• Cancelling. Cancel any time, from your account or by emailing us. There is no notice period and no cancellation fee. Access continues to the end of the period you have already paid for, and then stops. We do not pro-rate a part-used month.
• One seat is one person. Do not share credentials. If a seat is being used by several people we may suspend it.
• Price changes. If we change the price we tell existing subscribers at least 30 days before it applies to them, so you can cancel first.

All payments are processed by Stripe. Your card details go directly to Stripe and are never seen, handled or stored by us. We receive a confirmation that the payment succeeded, your email address and the country Stripe recorded for tax purposes, and nothing else. Prices are in US dollars. Your bank may add a conversion or foreign transaction charge that is nothing to do with us.

Everything on this site and in the paid products is market information and statistical analysis. It is not investment advice, not a valuation, not a recommendation to buy or sell any property, and not a forecast. We are not licensed as a broker, a valuer or a financial adviser, and nothing here is regulated advice.

Property is illiquid and off-plan property carries risks that no price benchmark can capture, including construction delay, cancellation and developer risk. The figures are asking prices, not achieved transactions, and they can be out of date the moment a publisher updates a price list. Do your own due diligence, take professional advice, and make your own decisions. Any decision you take is yours.

We build carefully and document the method, but we do not warrant that every figure is accurate, complete or current. Sources contain errors, coverage is uneven, and developers change their own published facts. The known limitations are listed on the methodology page and they are part of what you are buying.

The site is provided as it is. We do not guarantee uninterrupted availability and we may change, add or remove pages, figures and products at any time. To the extent the law allows, our total liability to you for anything connected with this site or a product is limited to what you actually paid us in the twelve months before the claim, and we are not liable for lost profit, lost opportunity or consequential loss.

Do not scrape the site in bulk, mirror it, or extract the tables systematically. Do not redistribute or resell a paid product, or use it to build a competing dataset. The full licence terms are on the data policy page. If you breach them we may end your access without a refund.

These terms are governed by the laws of the United Arab Emirates, and the courts of the United Arab Emirates have jurisdiction over any dispute arising from them.

We may update these terms. The version in force is the one published here, with the date at the top. If a change materially affects a subscription you hold, we will tell subscribers by email before it takes effect.
