Off-plan by bedroom
52,880 priced unit records across the UAE off-plan book carry a bedroom label. Grouped by rung they answer the question most benchmark tables skip: not what a community costs, but what the thing you actually want to buy costs, and how much the next bedroom adds.
The order is not the intuitive one. Studio asks the most per square foot in the whole book at AED 2,290, 5 bedroom the least at AED 1,748: the ticket climbs with every bedroom while the rate per square foot mostly falls. It does not fall the whole way, though. The floor is 5 BR, and above it the rate turns back up: 6 bedroom and larger asks AED 1,952 on a median 8,186 sqft. Each rung below has its own page with the emirate split, the cheapest and dearest communities on that rung, and the developers publishing the most of it.
