What the index holds
4,011 records, deduplicated across portals and developer sites, split into 2,924 live off-plan projects and 1,087 already-delivered buildings. The delivered ones are kept as comparables and are outside every count and every benchmark on this site. 2,270 of the live projects publish a payment plan we could parse.

What the payment plan is actually worth
An off-plan headline price is a number attached to a schedule. A plan that takes 20% on booking and defers the rest across construction and a post-handover tail collects the same total years later, so in today’s money it is worth less than the same total paid on completion day. Discount each published schedule to present value at 5.0% a year and the gap to the headline is the plan discount. No portal publishes it.
This is a financing term rather than a price cut, and it is worth reading next to a rate rather than instead of one. 1,937 of 2,924 tracked off-plan projects reach the table, 66% of the book; the rest publish no schedule we can price or carry a handover date already in the past, and they are absent rather than estimated.
A community median is not a price for the thing you are buying
A headline median describes whatever an address mostly sells. So every rate is published against the narrowest base that still carries evidence: the rung, the product and the builder inside one community, each with its own count and its own quartiles.

The headline price is a number attached to a schedule
Every off-plan payment plan defers most of the price for years, so the headline overstates what the unit costs in today's money. Discounting 1,937 published schedules to present value at 5.0 percent puts the median plan at 5.29 percent off its own headline. Dubai off-plan market, Q3 2026: twelve findings from the priced record
The free read of the Q3 2026 edition, quoted as published on 3,297 Dubai projects and 48,651 priced unit records: the median asking price per sqft, the community spread, why studios cost the most per sqft, what payment plans really ask before handover, where the 2027 completion wave lands, and one gap the data cannot fill. The corpus has since been reclassified, so the medians and charts on the page are live and the edition counts are not.
Off-plan outside Dubai 2026: what the other five emirates actually cost
587 of the 2,924 tracked off-plan projects sit outside Dubai, and the price order is not the one the headlines imply: Ras Al Khaimah asks more per sqft than Dubai, Umm Al Quwain more again, Ajman far less. Ten findings on booking deposits that halve at the border, post-handover tails written on half of Ajman plans, single addresses that carry a whole emirate, and the bedroom curve that inverts once you leave Dubai.

Projects scheduled to complete by year and quarter through 2030, the peak year and its share of the window, the communities and developers carrying the largest 2027 and 2028 books, what later delivery years ask per sqft, and why published dates are a schedule rather than a forecast.
How this is built, and what is deliberately absent
Developer inventories and portal listings are read at source, deduplicated into one record per project, and reduced to medians and quartiles. 52,882 unit rows clear every plausibility check and become the priced record every benchmark is computed over; 298 projects publish no price at all and are listed without one rather than filled in. Nothing here is a forecast. Every figure is a count, a median or a quartile over records we hold, and the base count is printed beside it so you can judge how much weight it carries.
There are no photographs, no developer renders and no re-hosted brochures on this site, because none of that is evidence about price. There is no valuation, no yield projection and no capital growth estimate. Entry prices start at AED 310K and are quoted as published, not as advertised “from” prices we could not verify.
