The band you can afford decides more than the emirate does: it fixes the floor area, the bedroom count, the list of communities still selling to you, and, quietly, the payment plan you will be offered.
The cheapest square foot in the book belongs to AED 1M to 2M at AED 1,729, the dearest to Above AED 10M at AED 4,091. AED 1M to 2M is where the book is deepest: 19,238 records, 36% of everything priced, across 1,013 projects.

The widest rung is the largest bedroom count publishing at least 20 records inside the band, so it is the reach of the money rather than a single outlier listing. Booking deposit and tail share come from the published payment plans of the projects selling into that band.
