Address beats bedroom count: the same 2 BR, priced worlds apart
Every off-plan search starts with two filters, and buyers argue about the wrong one. A two bedroom is treated as a fixed thing that costs roughly what two bedrooms cost, and the address is treated as taste. Measured across 249 community and bedroom pairs deep enough to publish, it is the other way round: the same 2 BR asks AED 504 per sqft at Al Amerah and AED 5,757 at Palm Jumeirah, a spread of 11.4x, while moving across the entire bedroom ladder inside one community moves the rate a median 1.25x.
The figures underneath come from 45,855 priced unit records across 89 communities, each pair carrying at least 25 records from two or more separate projects so no single tower sets a benchmark. Eight findings on which filter actually moves the money, and what to do with that when shopping.

On the same rung, the dearest address asks 11.4x the cheapest.
Hold the bedroom count still and change nothing but the address, and the rate moves further than any other single decision in the search. The 2 BR rung runs from AED 504 per sqft in Al Amerah to AED 5,757 in Palm Jumeirah. Every rung deep enough to measure behaves the same way, and the spread narrows only as the rung gets rarer and the addresses selling it become a shorter list.

Only rungs published in 8 or more communities are listed, since a spread computed across three addresses is a coincidence rather than a market. Each figure is the median over that community and rung, never a single listing.
Inside one community, the whole ladder moves a median 1.25x.
Run the opposite experiment: hold the address still and walk the bedroom ladder from its cheapest rung to its dearest. Across the 51 communities publishing at least 3 rungs, the median gap between the cheapest and dearest rung at the same address is 1.25x. Even the widest ladder on the list, Saadiyat Island, only reaches 2.40x, which is still a fraction of what changing postcode does on a single rung. Bedroom count buys floor area. The address buys the rate.

The eight widest ladders of 51 measured, so this table is the strongest case for bedroom count mattering, and it still loses to Finding 01. 20 of the 51 communities get dearer per sqft as the rung rises and 31 get cheaper, which is the next finding.
The second bedroom is bought at 0.98x the rate of the first, not at a premium.
In the 58 communities publishing both a one and a two bedroom benchmark, stepping up costs a median 1.50x on the ticket and buys a median 486 more square feet. The rate paid for that extra area is 0.98x what the one bedroom asks at the same address: near enough flat, and in 37 of 58 communities the two bedroom is the cheaper per square foot of the two. The market-wide rule that smaller units carry the higher rate is real, but it is a mix effect across addresses, and it does not survive being held to a single community.

A two bedroom means AED 664K at one address and AED 10.9M at another.
The ticket ladder is even wider than the rate ladder, because the dear addresses sell both a higher rate and a larger unit. The two ends of the 72 community benchmarks for this rung sit 16.5x apart, which is the difference between a mortgage and a different asset class. Six from each end:

AED 1M of a two bedroom buys 1,777 sqft at Al Amerah and 171 sqft at Palm Jumeirah.
Turning the rate upside down puts it in the unit buyers actually feel. Divide the median floor area at each address by its median ticket in millions and the answer is how much room a million dirhams reaches on this rung, which runs from 1,777 square feet down to 171. Nothing about the unit changes across that range. Only the postcode does.

Five from each end. This is a ratio of two medians and so a rough guide rather than a quote: the median priced unit and the median sized unit at an address need not be the same listing.
Booking deposits are an address fact too: 5% at one, 35% at another.
The cash a buyer has to find on day one is set by the schemes selling at that address, not by the bedroom count. Across the 227 pairs publishing at least 5 plans, the median booking deposit is 15%, and the ends of that list are 5% against 35%. On a AED 2.50M ticket that is the difference between AED 125K and AED 875K due at signature.

At 1 address and rung combinations, every project carrying that rung is already sold out.
A benchmark is not an offer. On these pairs the corpus still holds enough priced records to compute a median, and every single project behind them is recorded as gone: the rate is a reference for resale and for the next launch, not something a buyer can transact today. Family rungs dominate the list, which is what happens when a community releases its villas once and never again.

Pairs where every project publishing a sale status is marked sold out, and where at least 5 projects publish one. Sale status is developer-published and lags the market, so read it as the last observation rather than as today.
What this changes about how to shop.
If the address sets the rate and the bedroom count sets the floor area, then the search is the wrong way round for most buyers: picking the unit first and the postcode second commits the larger of the two numbers by accident. The practical order is to fix the budget, read the rate at each address on the rung actually wanted, then let the floor area fall out of the two. That is the cut every one of these 249 pages holds.

How this is computed
Each community and bedroom pair is computed over priced unit records carrying both a floor area and a bedroom label, and is published only where the corpus holds 25 or more such records from two or more separate projects at that address, which is what stops a single tower from setting an address benchmark. That leaves 249 pairs over 89 communities and 45,855 records. Price per sqft is asking price divided by published floor area, computed per record and then summarised, never a ratio of two medians, with the single exception of Finding 05 which says so in place. Spreads are the dearest median over the cheapest median on the same basis. A rung enters Finding 01 only with 8 or more communities behind it, a community enters Finding 02 only with 3 or more rungs, and a pair enters Finding 06 only with 5 or more published plans.
