Cheapest Dubai communities by off-plan price per sqft
Of the 135 Dubai communities with tracked off-plan inventory, 77 have at least 30 priced unit records, which is the bar for a ranked price per sqft. This page publishes the 25 cheapest of them by median asking price per sqft, as of July 2026. The other end of the same distribution has a page of its own, and the complete list of all 77 sits on the communities index.
DAMAC Islands sits at the cheap end at AED 1,119 per sqft, 45% below the Dubai-wide off-plan median of AED 2,021. Jumeirah Village Circle closes this table at AED 1,654, so the 25 published here span 1.5x on their own, against 6.2x across all 77. The median of the 77 community medians is AED 1,982 per sqft.
The ten cheapest all sit at or below AED 1,339 per sqft, on a median asking price of AED 1.15M. Price per sqft is the honest comparison here because unit sizes differ: a cheap headline price often buys less floor area.

How this is computed
Price per sqft is the asking price of a unit divided by its built-up area, taken from developer-published unit inventories and unit-type starting prices, then aggregated per community. A community is ranked only when it has at least 30 priced unit records, so a single small launch cannot move it. The table stops at 25 rather than printing all 77: the opposite end of this distribution is its own page, and publishing the whole list on both would be the same table twice. p25 to p75 is the middle half of the distribution and is the number to read when the median looks surprising. Pre-handover is the median share of the purchase price due before keys across that community's published payment plans, and is blank where no plans are published. Outliers beyond plausible price and size bounds are dropped before any statistic is computed. Figures are OffplanIndex aggregates over developer-published project facts and unit inventories, not a copy of any listing database.
