Off-plan handovers in 2029
468 off-plan projects across the UAE carry a developer-published completion date in 2029, together holding 10,324 priced unit records. 341 of them are in Dubai and 127 across the other emirates. The heaviest year is 2027, with 880.
The 2029 cohort asks a median AED 2,054 per sqft, computed across the 262 projects in it that carry a priced median, with the middle half between AED 1,613 and AED 2,724. That is 2% above the AED 2,008 median across the whole UAE book. 24% of the cohort is already listed as sold out or out of stock, so what is left is a smaller set than the project count suggests.
When in the year
Quarters are the developer's own target, not a registry completion date, and they move. A cluster in Q4 is partly real and partly a rounding habit: a scheme with no firm month is often published as the last quarter of the year it is aiming at.
Where it lands
| Emirate | Projects due 2029 | Share of the year | Median AED/sqft |
|---|---|---|---|
| Dubai | 341 | 73% | 2,066 |
| Abu Dhabi | 73 | 16% | 2,093 |
| Sharjah | 22 | 5% | 1,186 |
| Ras Al Khaimah | 15 | 3% | 2,341 |
| Umm Al Quwain | 9 | 2% | 2,636 |
| Ajman | 7 | 1% | 767 |
| Fujairah | 1 | under 1% | 1,478 |
Emirate medians here are computed over the projects handing over in 2029 only, so they will differ from the emirate benchmark, which uses the whole book. Projects with no emirate recorded are left out of this table and still counted in the year total.
Which communities
Chips carry the number of 2029 completions in that community, not its total book.
Who is delivering
What the year is made of
These two tables count unit records rather than projects, so a tower publishing 400 rows carries 400 votes, and their median of AED 2,474 per sqft is unit weighted. Every other figure on this page counts one vote per scheme. Rows need 20 records inside the cohort to be printed, which is why a year can show fewer rungs than the market as a whole.
Terms at this horizon
A plan counts once per project, and only plans whose stages sum to between 90 and 110 percent are read. The deposit asked at the far end of the pipeline is usually the smaller one, since the developer is selling a longer wait rather than a nearer key handover. Model any of these against a real ticket in the payment plan calculator.

The year in context
| Year | Projects | Priced units | Median AED/sqft | Sold out |
|---|---|---|---|---|
| 2026 | 506 | 7,395 | 1,673 | 57% |
| 2027 | 880 | 14,329 | 1,753 | 34% |

| 2030 | 133 | 2,572 | 2,499 | 17% |
The price ladder runs with the calendar: AED 1,673 per sqft for the 2026 cohort against AED 2,499 for 2030. Later cohorts are newer launches at newer prices, and the cheap end of an older year has already sold, so read this as what is on sale rather than as a forecast.
