What a unit that size is asking, in that community, today

Community, bedrooms, size. Back comes the asking-price band the middle half of comparable units sit in, the median, and how many units it rests on. Add your price and see where it lands. No sign up; nothing is saved on our side, and the figures travel in the page address, so share the link only if you want the price shared.

No band for that

Either the community is not one of the 89 with a priced set, or the size is outside 200 to 30,000 sqft. Pick from the list and try again.

What the number is, and is not

Questions

What is this number?

The band between the 25th and 75th percentile asking rate per sqft for the bedroom count you chose in that community, multiplied by your size, with the median beside it. Every band states how many priced units and projects it rests on. It is read from developer-published asking prices on 30 July 2026.

Is it a valuation?

No. A valuation needs registered sales, a physical inspection and a licensed valuer. This is where a size sits among what developers are asking today, which is the question a buyer or an agent asks before any of that.

Why is my community or bedroom count missing?

A band needs at least 25 priced units for one bedroom count in one community, or it is not a band. 89 communities clear that floor for at least one bedroom count; a bedroom count that does not is not estimated, and the page says which ones are.

What does the percentile mean?

Where your asking rate per sqft sits among every priced unit in the community, all sizes and bedroom counts, on the same 12 bin scale every chart on the site uses. The 60th percentile means about six in ten priced units in the community are asking less per sqft.
